Question 1
Flagmore Estates owns a modern industrial estate on the edge of London. It intends to let the premises on the estate using a lease containing a 10-year term with a rent review in year 5.
Flagmore has asked for your advice as to the key rent review clauses to include in such a lease. Your advice should include the wording you would expect the lease to contain, an explanation of what each clause means and the effect such clauses may have on the rental value of the premises.

Seashore Estates owns a 1970s shop. The shop is currently let under a protected tenancy, but Seashore Estates has plans to redevelop the site. The term of the existing lease ends on 24th March 2023.
Seashore Estates has asked for your advice as to what needs to be done in order to legally obtain possession of the site and whether compensation will be payable.

Question 3
Towering Offices Ltd owns two 1990s blocks in a business park which need the windows to be repaired. The car parking areas for the two blocks also need new tarmac and the parking space lines to be re-painted.
The repairing clauses in the relevant leases are as follows:
Block 1 has a Full Repairing and Insuring (FRI) lease and is let to a single tenant with a single lease.
Block 2 has Internal Repairing Obligations (IRO) and is let to multiple tenants with service charges using multiple similar leases for each tenant.
Advise Towering Offices Ltd, your client, if it can enforce the repairs, recover any monies spent on these repairs and who insures the buildings.
