Instructions
You are to approach this assessment from the perspective of a bushfire consultant. The purpose of this assessment is to develop a report that will assist Council in their assessment of a development application for the building under relevant requirements for your jurisdiction. The report will need to undertake a site assessment and demonstrate compliance with the building and relevant planning requirements for your State. The assessment is to include a schedule of specifications with a plan of the development which addresses ’best practice’ principles and not just minimal ’building’ requirements.
You are required to look at a proposed infill development site (4 Weetalibah Rd, Northbridge) and assess an appli- cation for a renovated dwelling being a Class 1 building on that site. The site has been identified as being impacted by bushfire attack from nearby significant vegetation and is within 100 meters of the interface. You do not have to design the dwelling as a proposed plan and supporting documentation has been provided for this assessment.
You must identify the relevant bushfire protection measures for the building and within the property boundary (eg landscaping, etc). Detailed drawings and photos can be found in vUWS. This is a hypothetical proposal and may not really be in a bushfire prone area. You are to assume the vegetation is a tall heath (scrub).Site, elevation, landscaping and cross sectional plans are available in vWS for this case study.
Although the major focus is on the building aspets, your report needs to address other relevant site issues such as water, access, APZs and landscaping.The report should include a bushfire management plan with relevant schedules as well as an overall assessment.
